PROPERTY DESCRIPTION

The Kookaburra House is located in an idyllic rural setting only 5 minutes drive from one of the best surf beaches at Broken Head and 10 minutes drive to downtown Byron Bay, situated on a 5 acre property overlooking pasture lands and native bush land.

The house is an award winning (Master Builders NSW Regional Housing Award), architecturally designed modern, light filled house overlooking the dam and rolling hills. The open space kitchen, dining and living area overlook the property blurring the definition of indoor and outdoor. You can open all the glass sliders to merge the indoors with the full length deck to extend the living space.

The pool becomes an extension of living space making the living area an easy and relaxed place to be whether having a meal, socialising with family or lying on the daybed reading a book. The main house has 4 bedrooms that sleeps up to 9 guests. The bedrooms are at the other end of the house to the living and kitchen providing a quiet place to rest. Each bedroom opens onto the deck and has views of the dam, hills and pasture lands. Two of the bedrooms have mezzanines for a quiet escape. There are 2 baths one indoors and one out. There is also an outdoor shower to wash off the sand from the beach or after a swim in the pool.

Kookaburra House has been designed with cross ventilation… very cool in summer and each room has a ceiling fan. There are outside awnings that are adjustable to provide more shade. There is a 40 inch TV & DVD player in main living area, 42 inch TV in the media room/4th bedroom with Blu-ray DVD player.

Also on the property is a separate self-contained studio that sleeps up to 3 guests.

BEDROOM CONFIGURATION

Bedroom 1: Queen bed with ensuite, shower, toilet vanity, outside bath
Bedroom 2: Queen bed
Bedroom 3: 1 queen bed plus single on the mezzanine
Bedroom 4: media room, bunks with double on bottom and single top

Bedrooms 2, 3 & 4 share a main bathroom that has glass large shower separate bath, toilet and vanity. There is also a powder room that runs off the main living area which has a toilet and vanity avoiding use of the main bathroom while in the entertaining zone.

The studio consists of 2 main rooms - bedroom (Queen bed) and lounge area (double day bed on request). There is a separate bathroom with shower and vanity.
