PROPERTY DESCRIPTION
The R & R Ranch will give you the feeling of being in the mountains of Colorado with its expansive spaces and exquisite wood build. The beautifully constructed home is comprised of 4 connected pavilions offering peace and privacy even for larger family or corporate groups.
With an abundance of impressive features including floor-to-ceiling stone feature wall, honey toned Blackbutt floors, top of the range appliances and entertainment systems, gas fireplace in the master bedroom, projector screen, bar and pool table, this is a house for those searching for serious luxury in the countryside, yet not far from the beach.
There are three living areas in the main house pavilions, along with 4 bedrooms, 3 bathrooms, 2 separate toilets, an internal laundry and a walk-in pantry. The self-contained studio is connected to the main house by a wooden walk-way and has its own little living room, as well as a further 2 bedrooms and 1 bathroom.
The R & R Ranch is set on 35 beautiful acres with creek frontage and ample space for walking and exploring. It’s also the perfect wedding and special event venue, please enquire for more details and function packages.

$15,500 per week (7 night minimum stay)
Christmas & Summer School Holidays
$2,250 per night or $13,500 per week (5-7 night minimum stay)
Splendour in the Grass
$2,000 per night (4 night minimum stay)
School Holidays & Long Weekends
$1,900 per night or $11,500 per week (5 night minimum stay)
Winter months - June, July & August
$1,500 per night or $9,000 per week (3 night minimum stay)
All other times of the year
$1,750 per night or $10,500 per week (3 night minimum stay)
Plus a $450 linen fee per booking.
FUNCTIONS & WEDDINGS
The venue hire fee is $5,500 and the house must be rented for a minimum of 3 nights.
HOUSE RULES
Please note that this property has a strict no parties policy. Even though the house is visually very private, noise travels to the neighbours easily.
As such, no extra guests are allowed to the house. Noise levels are to be respectful at all times. No outdoor music or outdoor entertaining after 10pm. One noise complaints means a $250 bond deduction and a second noise complaint can mean loss of full bond and being asked to vacate immediately.
Sorry to be so strict but noise is a serious issue in the Byron Shire and keeping our neighbours happy is of paramount importance.
Please ensure dishes are washed and put back into the correct cupboards. The BBQ must be thoroughly cleaned before departure to avoid excess cleaning charges. Charges will apply if the property requires extra cleaning due to the dirty condition in which the property has been left. This will be calculated on the number of hours required over and above the normal cleaning time. If extra washing or dry cleaning of furniture is required these will also be charged to the tenant. Replacement of linen/towels maybe required if they are beyond saving and stains cannot be removed.
Any booking to be discovered to be a Schoolies, Hen’s or Bucks booking will result in instant eviction with loss of any remaining rental as well as the security bond deposit.
