PROPERTY DESCRIPTION
42Byron is a beautifully designed and newly built two-storey home occupying a prime location with ocean glimpses and views over Arakwal National Park. It is only a very short stroll from one of the best cafes in Byron Bay – The Top Shop, where you can enjoy delicious breakfast, lunch and coffee. Situated in a cul-de-sac in a quiet neighbourhood only five minutes’ walk to the beach.
This house was designed to allow plenty of day light and air ventilation and it offers four lovely bedrooms and three bathrooms. Upstairs, sleeping and living, are all on one level, linked by a seamless, cool, polished concrete floor. A fully equipped kitchen features large concrete top island benches, bar stools, dishwasher, two ovens and a gas cook top.
The open plan living room enjoys a combustion fireplace for winter months and a large smart TV with surround sound system. It opens out at each end onto expansive timber decks and walkways. The lounge room looks east out over Arakwal National Park towards the sea. Relax in Mexican hammocks on the deck or watch the sun come up over the tree tops. The west kitchen deck with Weber BBQ is nestled into a sub tropical, jungle style, garden with stairs leading to rear laneway access and Top Shop Cafe.
Downstairs is all about chillin` out in the cool activity room. It has an outdoor shower and wet area for beach stuff and surf boards. There are beanbags to lounge around on and a hidden second TV with Sony Playstation 4 as well as a fully equipped laundry, bar fridge, fourth toilet and a double sofa bed.

Bedrooms 2 and 3 share a bathroom and have an interconnecting sliding door. These bedroom’s northern walls are open at the top to maximise airflow and ventilation. Sound may travel into the living area.
There is a Queen sized sofa bed in the yoga room on the ground floor which can be set-up on request.

ADDITIONAL INFORMATION
Please note that all our homes have no party/function policies without pre-approval, additional venue hire fees and a local approved coordinator being hired to oversee the day.
Outside of your approved function times, no extra guests are allowed to the houses and noise levels are to be respectful at all times. There is to be no outdoor music or outdoor entertaining after 10pm.
Noise complaints will result in bond deductions and possible eviction. We apologise for being so strict but noise is a serious issue in the Byron Shire and keeping our neighbours happy is of paramount importance.
